The height and scale of the proposed variation to the approved plans would represent inappropriate development in the green belt which would adversely affect the openness and visual amenity of the green belt contrary to policy CSEN2 of the South Oxfordshire Core Strategy, saved policies GB4 of the adopted South Oxfordshire Local Plan and to advice within the National Planning Policy Framework .
Having regard to the siting close to the north west boundary of Jubilee Cottage and the south west boundary of Ashleigh House, the proposed variation to the approved plans would result in an overbearing and oppressive form of development which would adversely affect the amenity of neighbours contrary to policy CSQ3 of the South Oxfordshire Core Strategy and saved policy H4 of the South Oxfordshire Local Plan and to advice set out in the South Oxfordshire Design Guide 2016.
