Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC 001 and BLO 001, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Notwithstanding the details in respect of the provision of lead flashing stated in the submitted roofing specification, the detail of the junction between the roof and chimney will be submitted to and agreed in writing with the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

During the works of 'opening up' an agreement of the extent and method of timber repair and treatment will be submitted to and agreed in writing with the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
