Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BHSLTO 02, BHSLTO 08, BHSLTO 09, BHSLTO 07, BHSLTO 10, BHSLTO 05, BHSLTO 04, BHSLTO 01, BHSLTO 06, BHSLTO 03B, BHSLTO 18B, BHSLTO 11C, BHSLTO 16B, BHSLTO 19B, BHSLTO 12C, BHSLTO 13B, BHSLTO 14B, BHSLTO 15B, BHSLTO 17B and BHSLTO 20A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the flue of the works hereby approved shall be colured black or a similar dark colour or otherwise in a colour which shall previously have been approved in writing by the Local Planning Authority.. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policies CSEN3 and CSQ3 and South Oxfordshire Local Plan Policies CON2 and CON3.

Prior to the commencement of the works hereby approved a detailed photographic schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.

Prior to the commencement of the works hereby approved a details of the rainwater goods shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.
