Due to its location and siting the proposed new dwelling would result in a cramped development that would result in demonstrable harm to the character and appearance of the area, contrary to policies CSQ3 of the South Oxfordshire Core Strategy and policies D1, G2 and H4 of the South Oxfordshire Local Plan.

The position and siting of the dwelling would result in a loss of light to no.18 Holliers Close and a loss of privacy to no.14 Holliers Close to the detriment of the residential amenity of those two properties, contrary to policies H4 and D4 of the South Oxfordshire Local Plan.

The proposal makes inadequate provision for on-site car parking in accordance with the Council's standards, which would lead to over spill of parking on Holliers Close to the detriment of highway safety contrary to policies T1 and T2 of the South Oxfordshire Local Plan.

That the proposed dwelling would fail to provide sufficient amenity space for the future occupiers of the proposed dwelling, contrary to policy D3 of the South Oxfordshire Local Plan.
