Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1/8 C, P16/01, 1/7 B, 1/9 C, 1/11 B, 1/5 D, P1, 1/3, P16/03 and P16/02, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 Policy CON3 of the South Oxfordshire Local Plan 2011.

The rooflight hereby approved shall be conservation style set flush with the plane of the roof in which it is to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

The flue pipes or means of external venting shall be painted black in accordance with the approved details or in accordance with details first submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and to help assimilate the proposed flue into the existing roof-scape in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
