The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. The watching brief shall be carried out in accordance with a Written Scheme of Investigation that has first been approved in writing by the Local Planning Authority.
Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011.
Following the approval of the Written Scheme of Investigation referred to in condition 3 no excavation of the internal floor works shall commence on site without the appointed archaeologist being present. Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication.

That following the removal of the cement render to the south elevation of the central range and to the timber framed section of the east elevation the subsequent repair method, materials and finish for the re-rendering work is to be agreed in writing with the Local Planning Authority prior to the repair work being carried out (other than the removal of render).

The development hereby permitted shall be implemented strictly in accordance with the method statement, as stated in section 17 of the supporting Preliminary Bat Survey (4 Acre Ecology Ltd, 22/12/2016, Issue 1) submitted with the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.

This report shall discuss whether a European Protected Species licence will be required to undertake the re-roofing works to the western and central wings.
