The works hereby permitted shall be begun not later than three years from the date of this consent. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 02111691-1, SMM17301-1, SMM17201-2, 02111690-1 and SMM17202-1 A, Design and Access Statement rev 3 and Window and Door Schedule rev 1 except as controlled or modified by conditions of this permission. That the laying of the new limecrete floor hereby approved shall not commence until a method statement and cross sections detailing its implementation are submitted to and approved in writing by the Local Planning Authority following the digging of test holes. That the removal of the modern fireplace in the proposed kitchen is carried out by hand and that all historic fabric is to be preserved in situ. That following the removal of the cement render to the south elevation of the central range and to the timber framed section of the east elevation the subsequent repair method, materials and finish for the re-rendering work is to be agreed in writing with the Local Planning Authority prior to the repair work being carried out (other than the removal of render). That the relevant works hereby approved shall not commence until structural reports and repair proposals have been submitted to and approved in writing by the Local Planning Authority for the removal of the external buttresses and the external cracking on the east wing brickwork. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3. That the repair work to the roof timbers hereby approved shall not commence until a schedule of repairs to the roof supported by a structural report have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

That a good level 2/3 building record is carried out during the course of opening up works. In particular this should be carried out following the removal of the roof covering prior to the repair of the roof. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

That in the event of decorative historic paint schemes being uncovered during the course of works, these must be left in situ until a suitably qualified paint conservator has assessed the condition of the decorative paint scheme and produced a report recommending how it would be conserved. This report must be agreed in writing and any further action agreed with the Local Planning Authority in conjunction with Historic England before any relevant works proceed. Such a report would need to meet a standard suitable for publication to a level proportionate to its significance. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

That not withstanding the details shown on the approved plans, the final position and design of the staircase (east wing) are to be submitted to and approved in writing by the Local Planning Authority following opening up works and suitable examination of any historic features that may be uncovered. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

Prior to the commencement of the relevant works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

That all works of making good to the retained historic fabric shall be carried out to match the materials and methods used in its original construction unless otherwise indicated in the submitted documents or agreed in writing with the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
