Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, MD04, MD03, MD02, MD01, PL04B, PL02A and PL03B, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
That the works hereby approved shall not commence until a detailed specification of the type, design, internal and external finish of all windows and doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.
Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes, additional cowls (required to alleviate fire risk to thatch) or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details.
Reason: To alleviate fire risk to thatch, secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011 and national development plan policies.
Once the wall separating the existing kitchen from the existing rear hallway has been removed as part of this consent a full schedule of details including photographic evidence for the new structural opening shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.
