The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13004-P10, 13004-P11-A, 13004-P12 and 13004-P13-A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the extensions and barn conversion hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan 2011.
The rooflights hereby approved shall be flush, conservation type openings as per approved plans 13004-P12 and 13004-P13-A.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan 2011.
Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. A section plan showing the construction and finish of the new ground floor
b. A specification and methodology for the installation of the membrane damp proof system
c. Details of helifix repairs and structural works to floor joists and floor construction
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2, CON3 and CON4 of the South Oxfordshire Local Plan 2011.
