That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13004-P10, 13004-P11-A, 13004-P12 and 13004-P13-A, except as controlled or modified by conditions of this permission. The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Prior to the commencement of the development hereby approved, including any site clearance or demolition, the applicant shall submit a report containing the results of at least two bat activity surveys conducted in accordance with best practice guidance, including details of any mitigation and protected species licence requirements with regards to implementing this permission, to the Local Planning Authority. Thereafter, the development shall be implemented in accordance with the approved details, if this report and its detailed are approved in writing by the Local Planning Authority. Any variation from the approved details will need to be approved before any such change is implemented. Reason: To ensure the important species on site are protected, in accordance with Policy CSB1 of the SOCS, and Policies C6 and C8 of the SOLP.
