Conditions / Refusal Reasons
The proposed development, by reason of its siting, height, scale and design, would result in a dominant and overbearing built form within the street scene. The development would be out of keeping with the character and appearance of the surrounding area and would be contrary to the distinctive character and rural qualities of this part of the Chilterns AONB. As such the development would be contrary to the provisions of Policy CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, saved policies D1, G2 and H13 of the South Oxfordshire Local Plan and the provisions of the South Oxfordshire Design Guide (2016).

The development would by reason of its scale, height and proximity to neighbouring Harlyn result in an overbearing form of development to the detriment of the amenity of these occupants. As such the development would be contrary to the provisions of Policy H13 of the South Oxfordshire Local Plan and the South Oxfordshire Design Guide (2016).
