Description
Side extension with conversion of garage roofspace and single storey rear extension.(As per approved plans and amended plans received 11.10.2016 showing; a revised ridge height to the forward extension/garage conversion; the removal of the flat roof dormer to the side (north) elevation replaced with roof lights and sun pipes; the addition of a second pitched roof dormer to the south elevation; the reduction of the first floor terrace at the rear and; the addition of 2.1 metre obscure glazed panels to either side of the terrace/balcony).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 037 102, 037 101, 037 100 B, 037 103 D, 037 104 A and 037 105 A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies CS1, CSTHA1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, D4, G2 and H13 of the South Oxfordshire Local Plan 2011.
The glazed screens to the first floor rear terrace hereby permitted shall be glazed in obscure glass, and shall be retained as such. No amendments to the screens on the terrace hereby approved shall take place without the prior written permission of the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policies CS1, CSTHA1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, D4, G2 and H13 of the South Oxfordshire Local Plan 2011.
The cill level of the roof lights in the north elevation shall be at least 1.7 metres above the floor level of the associated rooms and shall be retained as such. No additional rooflights shall be inserted into the north elevation of the development hereby approved without the prior written permission of the Local Planning Authority.
Reason: To ensure that the development is not unneighbourly in accordance with Policies CS1, CSTHA1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1, D4, G2 and H13 of the South Oxfordshire Local Plan 2011.
