Conditions / Refusal Reasons
Due to the siting of the proposed dwelling, the development does not represent infill and is therefore contrary to policy CSR1 of the South Oxfordshire Local Plan. Due to its siting, height, scale and massing the development would detract from the rural character and appearance of the site and would fail to conserve the landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such the proposal would conflict with paragraph 115 of the NPPF and policies CSEN1, CSQ3 and CSR1 of the SOCS, and saved policies D1, G2, G4 and C4 of the SOLP.
