The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01, 01, 01, 1286 and 021362 01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external materials to be used for the cheeks, face and roof of the dormer window, hereby permitted shall match the finishes and materials found elsewhere on the building.. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of the new window has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the window shall be installed in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, G2 and D1 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until details of extent and method of applying the roof insulation, has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the proposal shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, CON7, G2 and D1 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a method of fixing flitch plates to the gable wall of original building, has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the proposal shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, G2 and D1 of the South Oxfordshire Local Plan 2011.
