The proposed extension to the existing building would result in an excessively bulky and dominant form of development which would obscure architectural features of interest at the rear elevation of the listed building. As such, the proposal would harm the special architectural and historic interest of the listed building and it would fail to preserve or enhance the wider Conservation Area, contrary to Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy; Policies D1, G2, CON2, CON3 and CON7 of the South Oxfordshire Local Plan; and advice within the National Planning Policy Framework
Due to scale of the proposal and the raising in the height of the roof, the proposal would result in significant losses of light with respect to the living accommodation at the adjacent property and an unacceptable loss of privacy to the neighbour's garden area. As such, the proposal would materially harm the amenity of the adjoining occupiers, contrary to Policy CSQ3 of the South Oxfordshire Core Strategy and Policies D1, G2, D4 and H4 of the South Oxfordshire Local Plan 2011.
