Conditions / Refusal Reasons
That the development hereby approved shall not commence until a method of fixing flitch plates to the gable wall of original building, has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the proposal shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, G2 and D1 of the South Oxfordshire Local Plan 2011.

The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The external materials to be used for the cheeks, face and roof of the dormer window, hereby permitted shall match the finishes and materials found elsewhere on the building.. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

That the works, hereby approved shall not commence until a detailed specification of the type, design and external finish of the new window has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the window shall be installed in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, G2 and D1 of the South Oxfordshire Local Plan 2011.

That the works, hereby approved shall not commence until details of extent and method of applying the roof insulation, has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the proposal shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON 3, G2 and D1 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2, CON 3 and CON7 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO 001, 1286 11, 1286 10B, LOC 001 and 02 1362 01 A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
