The proposed rear extension, due its size, design, bulk and massing would result in an incongruous form of development that would fail to be in keeping with the surrounding built form and preserve or enhance the character and appearance of the Henley - Main Conservation Area. As such, the proposal would be contrary to Policies CS1, CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and Policies G2, CON7, D1 and E5 of the South Oxfordshire Local Plan 2011 and guidance contained within the NPPF.
The proposed rear extension, due to its bulk and massing and proximity to the site boundary, would have an overbearing and oppressive effect on and cause overshadowing to the neighbouring properties, particularly No.16 Greys Road, resulting in loss of light and outlook to the adjoining occupiers. As such, the proposal would detract from the residential amenity of the occupiers of adjoining residential properties and would be contrary to Policy CS1 of the South Oxfordshire Core Strategy and Policies G2 and E5 of the South Oxfordshire Local Plan 2011 and guidance contained within the NPPF.
