Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, MD02, MD03, MD04, MD05, MD06, PL02, PL04, PL08, PL09, PL10, PL02 B, PL11 Rev A, PL05 Rev B, PL06 Rev B, PL02D, MD01 Rev A and PL03D, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved photos or samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. These shall include bricks, stone and details of the materials to be used on the roof of the extension. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN2 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN2 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That prior to the commencement of works, a section plan showing the method of abutment of the proposed glazed link to the rear of the existing house shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are acceptable in accordance with policy CSEN2 of he South Oxfordshire Core Strategy and policies CON 2 and CON 3 of the South Oxfordshire Local Plan.
