Conditions / Refusal Reasons
The proposed garage, by reason of its forward position in relation to Fairview and adjacent dwellings, and proximity to the front boundary of the site, would be out of character with the pattern of development in the immediate vicinity of the site, and would be detrimental to the visual amenities of the area and fail to conserve the rural character of the local area. As such, the proposal would be contrary to Policy CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained within the South Oxfordshire Design Guide 2008.
