Create new direct access from existing access to Manor Road to serve the new dwelling and the existing Manor Cottage. (As amended by plan received 20 July 2016 clarifying hardstanding detail, and plans received 02/08/16 clarifying drainage details)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 15-1834 01 C01, 2961/01, 15050-L01, 15050-P02, 15050-P01a, 15050-P01b and OGL_16030_LS_Rev 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Within 6 months of the first use of the access hereby approved, the grassed bank indicated on 15050-P01-B shall be made good by the applicant, or on the applicant's behalf, and all associated construction materials, temporary hardstanding and spoil shall be removed from the grassed area.
Reason: In the interests of the visual appearance and historic merits of the development site in accordance with Policy CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies D1, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the access hereby approved, vision splays measuring 2m by 2m shall be provided to each side of the access. This vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as
measured from carriageway level.
Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
No surface water from the development shall be discharged onto the adjoining highway
