Description
The proposal is for a renovated guest barn, coach house and a new pool house with adjoining swimming pool tennis court and associated boundary treatments (as amended by plans and design and access statement received 26 July 2016 clarifying heritage elements)
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 15084 30 04, 15084 00 2b, 15084 00 -09, 15084 00 05, 15084 00 08, 15084 00 03, 15084 00 02, 15084 00 02c, 15084 00 01, 15084 20 03, 15084 00 06, 15084 20 04, 15084 00 04, 15084 30 02, 15084 30 03, 15084 10 04, 15084 10 03, 15084 30 01, 15084 30 05, 15084 20 05, 15084 20 02, 15084 00 07, 15084 10 06A, 15084 10 07A, 15084 20 06A, 15084 20 01A, 15084 10 02A, 15084 10 01A and 15084 10 05A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
Repairs shall be only be carried out in situ, unless indicated otherwise in the 'Structural Survey - MBP-6827-Issue 1-April 2016' or the 'Design and Access Statement 15084/40/01 Rev A' or otherwise agreed in writing by the Local Planning Authority. All repairs shall be carried out in existing salvaged materials and with appropriate lime mortar strength to correspond to the specific material.
Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
All work carried out to 'make good' historic fabric, in implementing the development hereby approved, shall match existing.
Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
