The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A-001 Rev D, A-002, A-002, A-101, A-102, A-201 Sheet 1, A-202 Sheet 2, A-203, A-300, EX-200 Rev A Sheet 1 and EX-201 Rev A Sheet 2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P18/S4223/DIS

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and the setting of the listed building in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON5, D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any demolition in relation to this approval, a level 2 record (Understanding Historic Buildings, a guide to good recording practice) (2016) shall be submitted to and approved in writing by the Local Planning Authority. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON14 of the South Oxfordshire Local Plan 2011.
