Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, p07, p08, p09, su02, su01a, l01, 15-162-151-A, 15-162-150-A, 14125-P04-C, 14125-P05-C, 14125-P06-A, 14125-w208, 15-162/101 Rev C, 15-162/102 Rev D and 15-162/201 Rev D, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved, except as controlled or modified by conditions of this consent, or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy CON3 of the South Oxfordshire Local Plan.

That the works hereby approved shall be carried out in accordance with the insulation details, roof trusses and structural works provided as supporting information and on plans DWG 15-162/151 Rev A and DWG 15-162/150 Rev A on 01 April 2016, and DWG 15-162/101 Rev C, DWG 15-162/102 Rev D and DWG 15-162/201 Rev D on 05 May 2016, unless otherwise agreed in writing by the Local Planning Authority. Reason: To secure the proper planning of the historic environment in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy CON3 of the South Oxfordshire Local Plan.

That the limestone, mortar and pointing style of the development hereby permitted shall match the material, colour and texture of the existing building and shall be pointed in the same manner. Reason: In the interests of the historic merit of the listed building and the surrounding conservation area in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON7 of the South Oxfordshire Local Plan 2011.

Notwithstanding the engineering bricks specified on 15-162/102 Rev D, the bricks used to construct the reveal between the kitchen and garden room shall only be clay bricks of a colour and texture to match those on the existing building. Reason: In the interests of the historic merit of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and policy CON3 of the South Oxfordshire Local Plan
