Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01, 10, 11 and 12, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P16/S2608/DIS, P17/S2881/DIS

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN2 of the South Oxfordshire Core Strategy 2027 and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

That the rooflights shall be flush fitting conservation roof lights of traditional construction. Reason: To ensure that the details of the development are appropriate in accordance with policy CSEN2 of the South Oxfordshire Core Strategy 2027 and policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011

Prior to the commencement of works a photographic schedule/samples of all external material and their finishes shall be submitted to and approved in writing by the Local Planning Authority. The approved materials and finishes shall then be used in the development unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are appropriate in accordance with policy CSEN2 of the South Oxfordshire Core Strategy 2027 and policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011

That prior to the commencement of works, details relating to the bathroom installation at first floor shall be submitted to and approved in writing by the Local Planning Authority. These should include details of pipework, external vents, soil vent pipe and any other outlets. Reason: To ensure that the details of the development are appropriate in accordance with policy CSEN2 of the South Oxfordshire Core Strategy 2027 and policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011
