Description
Variation of condition 1 on planning permission P10/W1824/RM - amended block plan incorporating an area of open space into the private amenity area of plot 1 including the erection of fencing and levelling of lower garden area by installation of low level gravel boarding and importation of topsoil (as amended by plans submitted under cover of email from agent dated 12 April 2016).
Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan LOO-001; Block Plan 15/969/02; Details of Retention of Imported Soil 15/985/03, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The existing 1.8m high close board fence erected adjacent to the highway frontage shall be removed and replaced by a maximum 1.2m high close board fence setback a minimum distance of 1.0m from the edge of the footpath to facilitate planting in accordance with the approved Block Plan 15/969/02 within 2 months of the grant of this permission.
Reason: To ensure that the development blends into the surround environment in accordance with policies CSEN1 and CSQ3 of the core strategy; and policies C4, D1 and G2 of the local plan relating to good design and the protection of the landscape, character and local distinctiveness of the site and its surroundings
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) development falling with Schedule 2, Part 1, Classes A, E, F and H of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of biodiversity in accordance with Policy CSB1 of the South Oxfordshire Core Strategy 2027 and Policy C6 of the South Oxfordshire Local Plan 2011.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority within 2 months of the grant of this permission. The scheme shall be implemented as approved within the current planting season. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
