Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1 - D13, 10 - D13, 2 - D14, 7 - D14, 8 - D14, 4 - D14, 3 - D14, 5 - D14, 14 - D14, 15 - D14, 11 - D14, 10 - D14, 15 - D14, 12 - D14, 6 - D14, 13 - D14, 16 - D14 and 9 - D14, and all supporting documentation, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P16/S2519/DIS

Prior to the commencement of the works hereby approved samples of the materials to be used for the external walls and roofs of the rear extension shall be submitted to and approved in writing by the Local Planning Authority. Reason: To preserve the historic significance of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To preserve the historic significance of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall be implemented in accordance with the following: 1. Rainwater goods to be cast iron and painted to match the main house unless otherwise agreed in writing; 2. All works of making good should be carried out in historically appropriate materials to match the original material and finish unless alternatives are otherwise agreed in writing. Reason: To preserve the historic significance of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
