Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 11053-001, 11053-004, 2444, 11053-001P Existing, 11053-003, 11053-002 and 11053-001P Proposed, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies G2, H13, and D1 of the South Oxfordshire Local Plan 2011 and policies CSQ3 and CSEN1 of the South Oxfordshire Core Strategy 2027.

Prior to the commencement of development, details of foul drainage works shall be submitted to and approved in writing by the Local Planning Authority and shall be implemented as approved prior to the occupation of the development hereby approved. Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the extended garden area of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies G2, and D1 of the South Oxfordshire Local Plan 2011 and Policy CSEN1 of the South Oxfordshire Core Strategy 2027.

The extended garage and tractor store hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Bells Cottage, 3 Rocky Lane. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
