The development hereby permitted shall not be occupied until the surface water drainage works set out in the Southern Neighbourhood Surface Water Drainage Strategy Addendum Report (Ref: 13192 - Report 06 SN SWDS Addendum Revision B September 2015 Job No. 13192) have been carried out in accordance with the approved details. Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall not be occupied until the foul drainage works set out in the Foul Drainage Strategy - Design Statement 13192-FWDS-SNC 940-953 and private drainage layout construction details have been carried out in accordance with the approved details . Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011

The development hereby approved shall be carried out in accordance with the approved Construction Method Statement (Code of Construction Practice GWP Didcot Oxfordshire Report Ref 13192-COCP SNC Units 940 to 953 Addendum for Southern Neighbourhood Centre Units 940-953 dated January 2016 Job No. 13192) Reason: In the interests of visual and residential amenity and highway safety in accordance with Policies EP1, EP2 and T1 in South Oxfordshire Local Plan 2011.

The garage accommodation forming part of the development shall be retained for parking motor vehicles at all times and shall not be adapted to be used for any other purpose without the prior written permission of the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Prior to the use of the new vehicular access, visibility splays shall be provided in both directions measuring 2.0 metres by 25 metres. Such splays shall be designed to ensure there is no obstruction to vision above 0.6 metre in height relative to the centre line of the Page 5 of 8 adjacent carriageway over the whole of each visibility splay area. Thereafter, the visibility splays shall be permanently maintained free from obstruction to vision. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to first occupation a Travel Information Pack shall be submitted to and approved by the Local Planning Authority. The first residents of each dwelling shall be provided with a copy of the approved Travel Information Pack. Reason: To encourage other transport modes as alternatives to car-borne travel in accordance with Policy T8 in the South Oxfordshire District Council Local Plan 2011

The development hereby approved shall be carried out in accordance with the approved Landscape Management and Maintenance Proposals 2134-SNCRE-03 P3. Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

The retail unit to be provided within the block Plots 944-953 shall be used for Class A1 retail and for no other purpose as defined in the Schedule to the Town and Country Planning (Use Classes) Order 2015 (or any Order revoking or re-enacting that Order). Reason: In the interests of the amenity of local residents in accordance with Policy D5 of the South Oxfordshire Local Plan 2011.
