The development hereby permitted shall begin not later than two years from the date of approval of the last of the reserved matters to be approved.

All of the roads and footways shown on the approved layout drawing, in accordance with
the submitted plan Drawing CB_50_039_001 REV F, and all of the ancillary highway works
and street lighting shall be constructed/provided in accordance with the specification in
Oxfordshire County Council's Residential Road Design Guide.
Reason: In the interest of highway safety and to provide reasonable living conditions for
residents during construction work in accordance with Policy T1 of the South Oxfordshire
Local Plan 2011.
Work shall not commence on the construction of any dwelling until the roads serving the
whole of that part of the development under construction (apart from the wearing course and
kerbing) have been constructed in accordance with the specification in Oxfordshire County
Council's Residential Road Design Guide.

residents during construction work in the interest of highway safety and in accordance with

The development hereby permitted shall not be occupied until surface water drainage works have been carried out in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority.
Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any development (including demolition works), a Construction
Method Statement shall be submitted to and approved in writing by the Local Planning
Authority. The approved Statement shall be complied with throughout the construction
period, and shall provide details of the following:
1. Vehicle parking facilities for construction workers, other site operatives and visitors;
2. Site offices and other temporary buildings;
3. Loading and unloading of plant and materials;
4. Storage of plant and materials used during construction;
5. Vehicle wheel washing facilities;
6. Measures to control the emission of dust and dirt;
7. A scheme for recycling and/or disposing of waste materials arising from the demolition
and construction works;
8. Installation and maintenance of security hoarding/fencing.
Reason: In the interests of visual and residential amenity and highway safety in accordance
with Policy T1 of the South Oxfordshire Local Plan 2011.
Prior to the occupation or use of the development, surface water drainage works shall be carried out in accordance with a detailed scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Before the drainage scheme is submitted, an assessment shall be carried out of the potential for disposing of surface water by means of a sustainable drainage system in accordance with the principles set out in Annex F of PPS25 (or any subsequent version), and the results of the assessment shall be submitted to the Local Planning Authority. Where a sustainable drainage system is to be provided, the submitted scheme shall include the following:
1. - information about the design storm period and intensity, the method - employed to delay and control the surface water discharged from the site, - and measures taken to prevent pollution of the receiving groundwater - and/or surface watercourses;
2. - a timetable for its implementation;
3. - a management and maintenance plan for the lifetime of the development - - i.e. arrangements for adoption by any public authority or statutory - undertaker and any other arrangements to secure the operation of system - throughout its lifetime.
Reason: To ensure the effective and sustainable drainage of the site in the interests of public health and the avoidance of flooding (Policies DC9 and DC14 of the adopted Local Plan).
The development hereby permitted shall not be occupied until foul drainage works have been carried out in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority.
Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
In connection with the implementation of this permission no construction works shall take place outside the hours of 08:00 to 18:00 Mondays to Fridays and 08:00 to 13:00 on Saturdays. Works shall not take place at all on Sundays or Bank Holidays.
Reason: To protect the occupants of nearby residential properties from noise and dust disturbance during the development of the site in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.
Details of all boundary walls, fences and any other means of enclosure shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development. All such approved means of enclosure shall be erected prior to the first occupation of the development.
