Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PA-05 Rev P1, PA-10 Rev P1, PA-06 Rev P1, PA-06, PA-03 Rev P1, PA-02 Rev P1, PA-04 Rev P1, PA-01 Rev P1, PA-08 Rev P1, PA-07 Rev P1 and PA-09 Rev P1, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and Con3 of the South Oxfordshire Local Plan 2011.
That the details of any proposed extractor vents or flues shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works.
Reason: To ensure that the details of the development are correct in accordance with policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and policies G2 and CON3 of the South Oxfordshire Local Plan.
That prior to the commencement of works, a photographic schedule of all materials and finishes shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are correct in accordance withy policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and policy Con 3 of the South Oxfordshire Local Plan.
That works shall not commence until a detailed method statement detailing how the newly exposed gable end will be repaired and finished and how the interior of the pub will be redecorated/refurbished has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are correct in accordance with policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy and policy Con 3 of the South Oxfordshire Local Plan.
