Conditions / Refusal Reasons
Due to the width, footprint, scale and bulk of the proposed extensions the development would fail to represent a subordinate addition. and would be detrimental to the character of the existing property and the visual amenities of the street scene. The proposal is therefore contrary to policies CSQ3 of the South Oxfordshire Core Strategy, policies D1, H13 and G2 of the adopted South Oxfordshire Local Plan 2011, and guidance contained within the South Oxfordshire Design Guide.

Due to the location of the development within the root protection area of the protected Oak Tree, the proosal would result in significant damage to the roots of this tree. Furthermore, the distance of the extension to the canopy would result in pressure to substantially reduce or even remove the protected tree. For these reasons the development is contrary to policies CSEN1 of the South Oxfordshire Core Strategy and C9 of the adopted South Oxfordshire Local Plan 2011, BS 5837, 2012 and advice set out in the South Oxfordshire Design Guide and the supporting Trees and Landscape guidance.
