Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC 001, BLO 001 and PF 001, and the details provided in the Design and Access Statement (received 14/01/16), unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the historic merits and special character of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy CON3 of the South Oxfordshire Local Plan.

Prior to work commencing on the inglenook fireplace indicated in fig 2.3a and 2.3b of the Supporting photographs, a 1 metre square investigative area shall be opened up and a report of the findings and details of the proposed final finish shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the historic merits and special character of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy CON3 of the South Oxfordshire Local Plan.

That all materials and finishes used to make good the building, as a result of the development works, shall match the adjacent work in terms of material and finish. Reason: To protect the historic merits and special character of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy CON3 of the South Oxfordshire Local Plan.
