Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3537 21, 3537 map, 3537 04, 3537 05, 3537 20, 3537 02, 3537 01 and 353703, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).The works of making good should match adjacent work. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and Con 3 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, Con3 and D1 of the South Oxfordshire Local Plan 2011.

Details of any vents or other outlets shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of visual appearance of the development in accordance with policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and Con 3 of the South Oxfordshire Local Plan 2011.

That details of the insulation to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure that the details of the works are acceptable in accordance with policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and policies Con 2, G2 and D1 of the South Oxfordshire Local Plan 2011.
