The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P16/S1213/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 771 101, 771 A 04, 771 03, 771 105, 771 201, 771 A 12, 771 A 13, 771 A 14, 771/A/30, 771 A 15 and 771 100, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P16/S1213/DIS

No development shall take place until written approval has been given by the Local Planning Authority to samples of all external walling and roofing materials to be used in the development. Thereafter the development shall be constructed in accordance with the approved materials. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON7, CON5, G2, H13 and D1 of the South Oxfordshire Local Plan 2011.

That prior to commencement of the development hereby approved a report outlining a construction method statement and the structural details of the development in relation to the adjoining boundary wall shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be carried out in accordance with the agreed details. Reason: In the interests of the preservation of the historic environment in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON2, CON3, CON7, G2 and D1 of the South Oxfordshire Local Plan 2011.
