Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3296 103, 3296/104, 3296/102, 3296/101, 3296/105, 30034-5-1 0, 3296 206, 3296 201F, 3296 202F, 3296 203F, 3296 204D, 3296 205B and 3296 207, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies G2, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.

The tree protection measures set out in the approved arboricultural method statement by Tree Aware UK Ltd dated 2nd December 2015 shall be set in place prior to the commencement of any on-site works including demolition and thereafter be retained for the duration of the development. Reason: To safeguard important trees in accordance with Policies CSEN1, CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall be implemented in accordance with the Method Statement contained in chapter 4 of the Bat Survey Report and Mitigation Plan (NKM Associates, 15014-02) submitted with the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. REASON: To protect the important species on the site, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy 2027 and Policies G2, C8 oand H13 of the South Oxfordshire Local Plan 2011.

The garage and workshop hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Primrose Cottage. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
