That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Elevations & Floor Plans Proposed dwgno AHA0499B and Parking Layout Proposed dwgno AHA0499B, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.

P16/S1286/DISThat the Tree Protection Plan submitted as part of the Arboricultural Method Statement dated April 2015 and approved under application P15/S1526/DIS shall be updated to reflect the changes hereby approved to the development layout. The amended plan shall be submitted to and approved in writing by the local planning authority prior to the commencement of the development and the revisions should include:
- The introduction of an additional 'no dig area' for the new parking bays to House 1
- A revision to the positioning of the tree protection fencing to T18, T19, T20 and T23 to account for the
additional parking bays
- Amendments to the tree protection fencing and ground protection in relation to T14 to account for the
workshop
Thereafter the development shall be carried out in accordance with the approved details with the agreed measures being kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
