That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 8076/PL029, 8076/PL028, 8076/PL031, 8076/PL030, 8076/PL032, 8076/PL033, 8076/PL038, 8076/PL023, 8076/PL022, 8076/PL024, 8076/PL025, 8076/PL026, 8076/PL027, 8076/PL004, 8076/PL003, 8076-PL007, 8076/PL005, 8076/PL006, 8076/PL002, 8076-PL008, 8076-PL040, 6444 SK001, 8076/PL037, 8076-PL035, 8076/PL010, 8076/PL009, 8076/PL011, 8076-PL019, 8076-PL039, 8076/PL014, 8076/PL013, 8076-PL018, 8076/PL016, 8076/PL015, 8076/PL017, 8076/PL012, 8076-PL020, 8076-PL021, 8076-PL034, 8076-PL036 and 8076-PL041, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the development, hereby approved, a schedule of all materials to be used in the external construction and finishes of the development, hereby permitted, and a methodology for making good areas affected by removal of structures connected to historic fabric, shall be submitted to and approved in writing by the Local Planning Authority. Materials used to construct the reception building and glazed walkway shall be as indicated on plan PL027; the materials used in the glazed orangery roof shall match those of the existing orangery; all other wall and roof materials shall match existing, unless otherwise agreed in writing by the Local Planning Authority. The schedule of materials, finishes and 'making good' shall include example photographs, material specifications and supplier weblinks or equivalent. Thereafter the development shall be implemented in accordance with the approved schedule of materials, finishes and methodology. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to any work commencing on the reception building, glazed walkway and creation of entrance in the east gable end of existing barn, a detailed conservation methodology statement shall be submitted to and approved in writing by the Local Planning Authority. The methodology shall include: - Details of finish to internal and external east gable end of existing barn - Methodology for removal and resetting of stone and quoins in the creation of the entrance in the east gable end of existing barn - Notwithstanding the details submitted on plans PL034 and PL036, details of finish to door surrounds of proposed openings Thereafter the development shall be implemented in accordance with the approved detailing and methodology. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The glazed walkway indicated on PL027 shall remain a freestanding structure, detached from existing buildings. Reason: In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
