Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P18/S2782/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 02 Rev A, 10, 11, 1, 2 and 01 Rev A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of the floor construction following investigation as outlined in Schedule of Works. A section plan of the proposed composition should be provided. b. Details of the type and location of external vents and flues for the kitchen and bathrooms. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Unless otherwise agreed in writing by the local planning authority, the following details shall apply to the proposed works: a. All repair works to the internal walls following the removal of the existing partitions must be in traditional, breathable materials and new partition walls must be lightweight to avoid any harm to remaining historic fabric. b. All internal pipework, service runs etc. shall make use of existing routes or be surface mounted avoiding unnecessary opening up of the structure. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
