Conditions / Refusal Reasons
The proposed development, due to the siting, layout and scale of the proposed dwellings, particularly in relation to Plot B, would result in a cramped form of development that would fail to provide for a sustainable relationship between the protected trees on the site and the future occupiers of the development. The protected trees are an important landscape feature of the site and make a positive contribution to the character and appearance of the site and its surroundings and the landscape qualities of the Chilterns AONB. The poor relationship between the dwellings and protected trees would adversely affect the amenity of the future occupiers of the development and would threaten the longevity of the trees. As such the proposal is contrary to Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, Policies G2, D1, D3, C9 and H4 of the South Oxfordshire Local Plan 2011, Policies H10 and D1 of the Woodcote Neighbourhood Plan and guidance contained within the South Oxfordshire Design Guide and National Planning Policy Framework.
