Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13057-P01, 2000.68.01, LOC 001 and 13057-P02, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the stone used in the rebuilding of the chimney stack shall match the stone on the existing building and shall be laid in the same manner using a suitable lime mortar. Reason: To ensure that the details of the works are appropriate in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policy Con 3 of the South Oxfordshire Local Plan.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of the new windows has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
