Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1446 202A, 1446 201B, 1446 203B, 1446 204A, 1446 300B, 1446 301B, 1446-SK400, 1446-SK401, 1446-SK402, 1446-SK403 and 1446 011 and 1446 012 and 1446 010 and 1446 013, 1446 007, 1446 008, 1446 006 and 1446 01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Conservation rooflight specification b. Details, including method statement and materials of works required to overhaul roof structure c. Details for all replacement external joinery d. Specification and method statement for overhaul of existing joinery e. Cross-section showing reversible partition composition f. Details including materials and fixing methods of how main stairwell will be upgraded for the purposes of fire regulations g. Details of any new flues, extractors and rainwater goods Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

The chimneys shown to be re-built on the approved plans shall be re-built within three months of demolition and the original pots and corbelled brickwork shall be reused. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
