That, having regard to its size and siting in close proximity to the boundary of the adjoining flats to the north and in particular the ground floor flat, the proposed building would have an overbearing effect upon that adjoining property and the development would be intrusive and result in a loss of direct sunlight detrimental to the privacy and amenity of occupants of that property contrary to saved Policies D4 and H4 of the South Oxfordshire Local Plan 2011.
