Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1276 and 1276 04 and 1276 01 and 1276 03 and 1276 02 and 1276, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The walls associated with the works hereby permitted shall be constructed in natural stone of the same colour, type and texture, laid and pointed in the same manner, as the natural stone which has been used in the construction of the existing building. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

All repairs shall be carried out in like-for-like materials, unless otherwise agreed in writing by the Local Planning Authority. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

The proposed flashing works shall be carried out in accordance with a Lime Specification, which has first been submitted to and approved in writing by the Local Planning Authority. Reason: To preserve the architectural and historic interest of the listed building in accordance with Policies CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
