That the land and buildings shall only be used for the purposes specified in application P89/S0159 as amplified by the following list; - Shrubs, conifers, perennial plants, trees, bulbs, fruit trees, bushes, house plants, bedding plants. - Seeds including grass seed and turf. - Spades, forks, brooms, wheelbarrows, watering cans, edging tools, sickles, pruning poles, hedge trimmers, trimmers and other garden machinery. - Stone slabs, edging stones, and crazy paving materials. - Sharp sand and lawn sand, topsoil, stone and gravel. - Garden sprays, fertilisers and pesticides including slug pellets. - Watering equipment to include hoses, cans sprinklers, and water butts. - Pots, trays, hanging baskets, planters (plastic, stone, wood and terracotta). - Ornamental ponds, figures and stonework. - Wire and plastic netting - of all designs - for the protection of plants from pests except netting designed or intended for fencing purposes. - Wooden, metal, plastic and cane benches, seats, tables and chairs, timber garden furniture. - Garden sheds for potting, storage of goods. - Garden fencing materials such as larch lap fencing panels, timber and concrete posts. - Trellis including archways. - Timber decking - Stakes, canes and ties. - Woodstain and preservatives. - Propagation equipment - Compost, peat and grow bags. - Novelty items, such as mushroom kits, strawberry tubs, compost bins. - Craft items such as wicker baskets. - Books on house and garden plants, gardening and landscape. - Fruit, vegetables or flowers grown on the property, but not those brought to the property. - Home produce. - Garden clothing including gardening gloves, overalls and boots. - Barbeques, patio heaters and accessories. - An ancillary restaurant as outlined in the email from Michael Lee dated 4 January 2016 and indicated on accompanying drawing no's GKC_11_PLA-01 and block layout. That a general retail use in this location would not be in accordance with the Local Planning Authority's policies and to safeguard the character of the area, in accordance with policies CS1 and CSS1 of the South Oxfordshire Core Strategy and policies G2 and A5 of the South Oxfordshire Local Plan 2011.
