Conditions / Refusal Reasons
Having regard to the height, depth and width of the proposed extension, and its proximity to the south-east site boundary, the council considers that the proposal would result in an unacceptable loss of daylight from the north-east and north-west facing windows serving primary living accommodation at no. 53 Harpsden Road. Officers also consider that the proposal would have an oppressive and overbearing impact upon the limited garden area at the neighbouring property, to the detriment of its enjoyment by the current and future occupiers. As such, the proposal is contrary to Policies H13, D1, G2 and D4 of the South Oxfordshire Local Plan 2011 and advice within the adopted South Oxfordshire Design Guide.
