Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 14 SLH SLP 001, 15 SLH EL 001 D, 15 SLH FF 001 F, 15 SLH GF 001 D, 15 SLH GP 001 A, 15 SLH PSP 001 B, T12 0170 P 0001, T12 0170 P 0001, T12 0170 P 0003, T12 0170 P 0004, T12 0170 P 0005, T12 0170 P 0006, T12 0170 P 0007, T12 0170 P 0008 and T12 0170 P0002, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That works to the kiln, surrounding room and supporting structures hereby approved shall not commence until an addendum to Heritage Statement has been submitted to and approved in writing by the Local Planning Authority. The additional historic assessment shall provide a record of the kiln in greater detail, and throughout the repair and restoration process (equal to a Level 1 record see Historic England publication Understanding Historic Buildings - a guide to good recording practice (2006). Upon completion of the kiln works, a copy of the record shall be deposited with the Local Historic Environment Record. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.

That works to the kiln, surrounding room and supporting structures hereby approved shall not commence until a structural survey and method of repair for works to the kiln and surrounding room, have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. That works to the kiln, surrounding room and supporting structures hereby approved shall not commence until a detailed specification of the joinery details to be used in restoration of the kiln and surrounding room, has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to commencement of the single storey extension, hereby approved, details of the methodology of abutment of the extension to main building, and submission of details of external materials for the extension and parking barn shall be submitted to and approved in writing by the Local Planning Authority. Details of the materials shall be submitted in the form of a photographic schedule and weblinks to the product specification. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the historic merits of the listed building and special features of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
