The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2483-01-P2, 2483-A3.01-P1, 2483-10-P2, 2483-A3.15-P1, 2483-A3.20-P1, 2483-A3.21-P1, 2483-A3.22-P1, 2483-A3.25-P1 and 2483-A3.26-P1, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings and samples as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. A photographic schedule including samples, where possible, of the external finishes of the extension b. Lime specification for flaunching, repointing and render finishes c. Method statement, including drawings, for the works to the roof space over the dining room following investigation. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

No internal works shall take place on site prior to the making of a level 2/3, detailed record of the staircase to be carried out prior to dismantling. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: As the building is of archaeological/historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON 3 of the South Oxfordshire Local Plan 2011.
