Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 289/6, 289/5, 289/3, 289/7, 289/4, 289/1 and 289/2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Windows shall be multi-pane flush-fitting timber casements, matching that of the existing dwelling and surrounding properties in all respects, in accordance with note 5 on the proposed elevation drawing (Plan number: 289/4). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
