Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 006, 107, 101, 104, 005 and 102, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All areas of making good to be like-for-like in lath and plaster. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Following the structural survey being undertaken the a detailed schedule of the replacement timbers within the roof structure shall be submitted to an approved in writing. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

That unless otherwise agreed in writing by the local planning authority the joinery details shall be as per those approved on the drawings accompanying the application. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

That unless otherwise agreed in writing the stone coping material shall be as detailed in letter from agent dated 7 October 2015. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
