Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, CS1, 1001 Rev B and TDS 212/LS 1003, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies A1, A3, R10, G2, G4 and D1 of the South Oxfordshire Local Plan 2011.

That a single bat box suitable for brown long-eared bats (Plecotus auritus), such as the Schwegler 1FD, shall be erected on or near the application site prior to the commencement of the development hereby permitted, in accordance with best practice guidance. Reason: To protect the important species on the site, in accordance with Policy CSB1 of the Core Strategy and Policy C8 of the adopted Local Plan.

The menage hereby permitted shall be used only for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity. Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, in accordance with Policies CSS1 and CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, and R10 of the South Oxfordshire Local Plan 2011.

The surface level of the menage shall be no higher than the existing ground level, unless approved in writing by the local planning authority. Reason: To ensure that the development does not increase flood risk elsewhere, as required by paragraph 103 of the National Planning Policy Framework 2012 (NPPF).
